If you have specific needs and requirements, the NDIS also provides Specialist Disability Accommodation, also known as SDA. 

This type of accommodation offers a home which has been specifically designed to assist and support people living with disability. What’s more, the shared supported accommodation provides a source of social connection and stimulation. 

To be eligible for SDA, according to the Australian Government’s NDIS website, you must “have an extreme functional impairment or very high support needs” or “have a reasonable and necessary need for SDA.” 

SDA housing has been created to provide residents with an environment which is both supportive and encourages independent living wherever possible. In the majority of cases, SDA involves a small number of people sharing one home. The principal objective of this accommodation is to make accessing supports easier, whether that be through on-site care, specially designed buildings or funding. 

RSA provides Specialist Disability Accommodation from their Thornbury and Bacchus Marsh (opening July, 2022!) housing facilities.

In terms of price, SDA funding includes the cost of your home however it does not cover rent or other support services which might be provided on site.
